Job Description


Our client is a Real Estate Development company, is looking for a Project Manager to be is responsible for planning, coordinating, and implementing projects within the decided-upon budget, timeline, and scope, managing day-to-day operations for projects within an assigned project to ensure that the execution is in accordance with company’s set of objectives, targets, policies, and processes. Also effectively monitor and present project updates to relevant stakeholders, clients, or project team members.

  • Coach and support project team members with tasks you assign them
  • Implement the Development Management function’s (head office) strategic goals, business plans, budgets and resources in coordination with the Development Director.
  • Implement policies and processes for the Project Management function to maintain efficient operational excellence.
  • Communicate the Development function’s guidelines and processes to employees and ensure a clear understanding of these guidelines.
  • Work towards achieving the Project Management function’s strategic objectives and report progress to management.
  • Assist the Contract Management Specialist in the evaluation, negotiation and selection of contractors for the development and management of the projects.
  • Ensure effective and proficient construction project management from beginning toward the end of each project.
  • Provide input in the development of Construction Project Charter along with the Development Director to be communicated to the Development Management Manager (head office) covering (scope and business requirements, project organization structure, roles and responsibilities, communication strategy, construction acceptance, detailed work plan (including the responsibilities and delivery dates), risk management mechanism, quality assurance, periodic meetings, etc).
  • Establish processes and control measures to enable the management to monitor project progress with regards to budget, time, quality and resources.
  • Execute and meet the various stages and activities of the project including schedule timeline, cost and resources.
  • Manage, supervise, monitor and evaluate the project construction process in coordination with the contractor/ consulting company and communicate results to the Development Manager.
  • Monitor all outsourced functions and act as a liaison between company and the development third parties.
  • Ensure adherence of third parties and contractors to agreed-upon standards, terms, regulations, specifications, etc. by checking plans, blueprints, drawings and implementation along with the Development Director.
  • Visit locations of company’s projects and monitor the construction process to ensure that it is in accordance with the master plan provided from the Development Management function (head office).
  • Perform a technical supervisory role on construction projects, oversee contractor engineers, and provide them with any needed additional information about the project.
  • Identify bottlenecks for progress on construction and proactively taking action to resolve problems in timely and professional manner.
  • Ensure that project resources are effectively utilized and critical milestones are met in accordance to the project objectives through activities, such as, project planning / assessment, project evaluation and costing, etc.
  • Approve all activities related to the projects payments, change requests, new replacement material, and other activities along with the Development Manager.
  • Conduct formal status meetings and prepare the required periodical status reports “progress report” (daily, weekly, and monthly) to Development Manager in order to ensure that the project remains on time and within budget.
  • Ensure that the required technical standards of safety, environment, and security are implemented on the project site.
  • Ensure that project milestones are met; report any delays to the Development Manager.
  • Document and log issues/risks associated with each project and provide review and assessment for all charge order requests.
  • Prepare change order letters, close of contracts, and apply penalties on delays by contractors.
  • Perform site inspection and project acceptance upon completion of projects in coordination with the concerned committee, if required.
  • Coordinate with the Development Management function to perform project final assessment and acceptance.
  • Hand-over completed and accepted projects to the Assets Management Manager in coordination with concerned parties if required.
  • Conduct performance evaluation processes for the Project Management function’s employees to cover objective settings progress performance meetings and performance appraisal.
  • Ensure the adherence of the Project Management function’s employees to company’s guidelines policies and processes
